Specifying Shading and Lighting Control Before the Walls Close
Much of the work happening in Pacific Palisades and Malibu right now is ground-up, including homes being rebuilt after the recent fires. That changes what is possible.
In a finished home, motorized treatments have to work around the ceiling depth, header, and existing wiring. In a home still in framing, pocket depth and power locations can be drawn in before anything closes.
Bringing us in at the specification stage settles a short list of decisions while they are still inexpensive to make.
- Shade pockets and headboxes sized to the treatment, rather than the treatment trimmed down to fit a pocket someone else sized
- Low-voltage runs and power locations coordinated with the electrician ahead of rough-in

Interior Treatments for View-Oriented Rooms
Homes in both communities are built around sightlines. Walls of glass facing the ocean or the canyon are the norm rather than the exception, which means a great deal of west- and south-facing glass taking direct afternoon sun.
Those openings demand a lot of a treatment. It has to soften glare and heat without flattening the view the house was designed around. At this scale, manual operation also stops being practical. Motorization is standard on everything we fabricate. The treatments themselves cover custom draperies in fabrics from houses like Beacon Hill, Robert Allen, and Kravet, along with roller shades, Roman shades, and natural woven shades, each made to the opening.
Rooms with competing demands usually call for two treatments on one window. A sunscreen fabric holds the view during the day, and a blackout or privacy layer takes over at night. When the ceiling has the depth for it, that is a straightforward dual application.
When it does not, there are ways to reach the same outcome by moving one layer outside the glass and keeping the interior to a single treatment. Which approach makes sense depends on the room, the ceiling detail, and how early we are brought in, so it is worth raising while the pocket is still on paper.
Exterior Shading for Ocean-View Homes
Glare and heat gain on large glass are best handled before they reach the window. Exterior shading works at the source, cutting solar load and protecting artwork and fine millwork from strong western light.

Exterior coordination
These systems are mounted on the outside of the house, so the hardware and materials need to be coordinated with the architect alongside the rest of the exterior finishes, rather than after those are set.
For covered outdoor living, we are official representatives of Renson pergolas. Their engineered aluminum structures feature motorized louvered roofs that open and close with the sun, and can be specified freestanding or attached to the house, with integrated screens and lighting.
